Older pavement on ground that moves, which is a harder combination than either one alone.

Ground that changes volume

Expansive clay is common through this part of the Front Range, and understanding what it does explains most of what owners here find confusing about their pavement.

Clay of this kind takes on water and swells, then dries out and shrinks. The movement is not trivial and it is not uniform across a site, because moisture is not uniform across a site. Under the middle of a large lot the ground stays relatively stable; at the edges, near landscaping, under a downspout discharge or wherever water collects, it cycles.

Pavement built on top of that registers the movement. The cracking that results follows moisture rather than traffic, which is why a lot can crack noticeably in an area no vehicle uses and stay sound in a busy drive aisle.

It also explains why the condition of two properties of the same age on the same street can differ so much. They are not the same pavement; they are the same pavement on different ground, with different water going to different places.

The practical conclusion is uncomfortable but useful: on this ground, drainage and landscape irrigation are pavement issues. Where water goes decides where the ground moves, and where the ground moves decides where the pavement cracks.

Irrigation, landscaping and edges

Perimeter landscaping adjacent to pavement is a frequent and under-recognized source of subgrade moisture, particularly where irrigation runs on a schedule regardless of weather.

The pattern to look for is cracking that parallels a landscaped edge, or edge deterioration concentrated along one side of a lot where the other three are sound. Where that shows up, the water source is usually visible if you go looking at the right time of day.

Downspouts discharging onto or beside pavement are the concentrated version. Every storm delivers a substantial volume of water to one small area, and over years that undermines the base there and feeds the subgrade underneath.

None of this is expensive to address relative to what it causes. Redirecting a downspout, adjusting an irrigation zone, or installing an edge treatment costs very little compared with rebuilding the pavement that the water has been destroying.

It does require someone to make the connection, and that connection is rarely made because landscaping and pavement are usually managed by different people on different contracts.

Mature lots and the assessment that has never happened

A commercial lot that has been in service for decades has usually accumulated a repair history rather than a maintenance history, and the distinction matters.

A maintenance history means somebody looked at the whole property, decided what it needed, and did that on a schedule. A repair history means each defect was dealt with as it appeared, by whoever was available, to whatever standard was convenient at the time.

Most mature property in this area has the second. That is not anyone’s failure; it is what happens when responsibility changes hands and each individual decision is small.

What it produces is a lot where nobody actually knows what is underneath, how much of the structure has failed, or whether the base was ever adequate for what the site now carries. Those are answerable questions, and answering them once turns an open-ended sequence of repairs into a plan.

On a lot with a long repair history, the assessment usually finds fewer genuinely failed areas than the patch count suggests and more drainage problems than anyone expected. That is a good outcome, because drainage is cheaper to fix than structure.

Freeze-thaw on an older surface

The freeze-thaw mechanism is the same everywhere along the Front Range: water enters a crack, freezes, expands, widens the crack, thaws, and the cycle repeats with more water each time.

What differs on mature pavement is how many open routes there are. A lot that has gone years without crack sealing has a network of them, and every winter works on all of them at once.

That is why crack sealing on an older lot is worth doing even when it feels like closing the door late. It does not undo the water that has already reached the base, but it stops the next several winters from continuing the process, and it is inexpensive compared with the structural work that continuing produces.

The timing that matters is doing it before the season rather than after. A crack sealed in late summer does not spend the winter being widened; the same crack sealed in April has already had it.

Where cracking has progressed into an interconnected pattern, that area is past sealing. It is base failure and it needs the section removed and rebuilt.

Reading the distress before choosing the repair

Every defect points at a cause, and matching the repair to the cause is most of the job.

Interconnected cracking in a pattern like reptile skin means the material under the pavement has lost the ability to support the load. It cannot be sealed and it should not be overlaid with any expectation that it will not come back through.

Potholes that recur in the same place after filling mean either the base has failed there or water is getting in and not getting out. Refilling them is a recurring charge rather than a repair.

Single longitudinal or transverse cracks are usually surface-level in origin and are genuinely worth sealing.

Broad depressions frequently indicate consolidation of base or subgrade, which on this ground often has a moisture story behind it.

A gray, rough, ravelling surface is oxidation, and it is the one condition surface treatment is actually designed for — provided the structure underneath is sound.

A plan for a mature Arvada property

  1. Assess the whole lot once, including what is underneath and where water is coming from.
  2. Fix the water sources: downspouts, irrigation, grading and anywhere it stands after a storm.
  3. Rebuild the genuinely failed areas full depth, with the specification changed where loading justifies it.
  4. Seal every crack that is a sealing candidate, before winter.
  5. Resurface the areas where the surface is past treatment but the structure is sound.
  6. Treat the surface only where there is a sound surface to treat.
  7. Restripe last, with the layout reviewed rather than traced.
  8. Set the next several years from the same assessment rather than from the next failure.

What to expect an assessment to tell you

A useful assessment is not a list of defects. It is a statement of what is failing, why it is failing, and what happens if nothing is done.

It should say what proportion of the area is structurally failed as distinct from surface-deteriorated, because that ratio decides whether the property is in a repair conversation or a reconstruction conversation.

It should identify where water is entering the structure and where it stands, because on this ground that is the mechanism behind most of what else it will find.

It should zone the site by loading, so that heavy-duty areas are not being evaluated against a parking-stall standard or rebuilt to one.

And it should lay out a sequence over several years with reasoning, so that each year’s spending decision can be made on its own merits rather than in response to whatever broke most recently.

An assessment that produces a single square-foot number and a recommendation to sealcoat has not answered any of that.

Can we overlay the whole lot and start fresh?

Only where the structure underneath is sound. An overlay adds no meaningful structural capacity, and over failed areas the cracking pattern reflects back through. A well-scoped project is usually full-depth repair in the failed areas plus resurfacing over the whole lot.

Should we fix drainage before anything else?

Almost always. It is the least visible and highest-return item on any asphalt scope, and on expansive ground it is doubly true because water controls both the surface damage and the ground movement underneath.

How far ahead should we plan?

Several years, from one assessment. Reacting to the next failure is what produced the repair history in the first place, and a plan lets each year’s spend be judged on its own merits rather than against an emergency.
