The widest range of pavement conditions in the metro, from distribution yards to lots older than the buildings beside them.

One city, several completely different pavement problems

Denver covers a wider range of property types than anywhere else on the Front Range, and the asphalt problems are correspondingly different from one part of it to another.

Industrial and distribution property carries heavy vehicles continuously and fails structurally, in specific places, under identifiable loads.

Older commercial and retail property carries ordinary traffic on pavement that has been through many ownerships and a long repair history, and it fails through accumulated deferred maintenance and water.

Dense urban lots are constrained, busy and hard to phase, and the cost of the work is dominated by disruption rather than by square footage.

Newer infill and mixed-use property is usually in better structural condition and is mostly a drainage and maintenance-cycle conversation.

What that means practically is that advice which is right for one of those is frequently wrong for another, and the first useful step on any Denver property is establishing which kind of pavement problem you actually have.

Industrial and distribution sites

On a site that runs loaded trucks all day, the pavement is doing structural work continuously and the failure pattern is predictable.

Truck routes rut and shove. Turning areas deform, particularly in summer heat at this elevation when the surface is softer. Dock aprons break up where trailers back, turn and then sit with weight concentrated on a small area. Trailer parking consolidates under sustained static load.

Meanwhile the employee parking on the same site is frequently in reasonable condition, because it carries almost nothing.

That contrast is the diagnostic. It says the site was built to one specification and is being used as several, and the repair has to change the specification in the loaded zones rather than replacing like for like.

It also points at where concrete belongs. Dock aprons, dumpster pads and tight repeated turns are duty asphalt handles poorly, and rebuilding them in asphalt to the specification that just failed is a decision to repeat the exercise on a known schedule.

Operations that cannot stop

Industrial property usually cannot pause. Shifts arrive, deliveries land on schedule, and emergency access has to be maintained throughout.

Sequencing therefore belongs to facilities, security and in some cases the occupiers jointly, rather than being something a contractor settles alone. Shift change times, delivery windows and which routes must remain passable at all times are constraints to establish before anything is scheduled.

On large sites there is frequently more flexibility than on a tight urban lot, because there are alternative routes and surplus yard. Using that flexibility deliberately — rather than discovering it mid-project — is what keeps a schedule intact.

Cure time is the constraint people compress and should not. Reopening criteria adequate for passenger vehicles are not automatically adequate for loaded ones, and new pavement damaged in its first week by an early truck is an expensive way to save a day.

Older commercial lots and the accumulated bill

A great deal of Denver commercial pavement has been maintained reactively for a long time: a patch when something failed, a sealcoat when it looked tired, another patch a few years later.

Each of those decisions was small and defensible. Collectively they frequently exceed what a proper repair would have cost, while the underlying failed area grew the whole time.

The lot tells you the history if you read it. Patches that failed at their perimeter were built badly. Patches that held but are surrounded by new cracking mean the cause was never addressed. Patches in a line usually mark a drainage path or a truck route.

Breaking that pattern takes one honest assessment of the whole property rather than another round of individual repairs — what proportion of the area is structurally failed, where water is entering, and whether the base is adequate for what the site now carries.

On lots with long repair histories, that assessment usually finds fewer genuinely failed areas than the patch count suggests and more drainage problems than anyone expected. That is good news, because drainage is much cheaper to fix than structure.

Dense urban lots

Small, busy, surrounded by other buildings and with nowhere to put displaced parking, these sites are phasing problems that happen to involve asphalt.

The square-foot rate matters less than the number of phases, the working hours available, how equipment gets onto the site, and what happens to the tenants and the neighbors while it does.

Wear concentrates heavily: entrances take repeated turning, the single drive aisle carries everything, and service areas take heavy vehicles in confined footprints with tight turns that shear the surface.

Those are exactly the areas hardest to take out of service, which argues for building them properly when they are rebuilt rather than patching them repeatedly.

And on a constrained site, snow has very few places to go, so it goes to the same corner every winter and delivers meltwater there for days. Where that corner is relative to the weakest part of the lot is worth a decision rather than a habit.

What the climate does across all of it

The mechanisms are constant across the metro; what differs is which one dominates on a given property.

Freeze-thaw cycling widens every open crack through every winter, and it is why crack sealing before the season returns more per dollar here than almost anything else available.

Ultraviolet exposure at this elevation oxidizes the binder, graying the surface and eventually raveling it. On a sound surface that is the condition surface treatment is designed for; past a certain point it is a resurfacing conversation instead.

Expansive clay under a good deal of this ground moves with moisture and produces cracking that follows water rather than traffic.

Summer heat softens the surface at exactly the time loaded vehicles are most able to deform it, which is why ruts and pushed-up ridges tend to appear in late summer on truck routes.

And plowing and de-icer take markings and surface material off directly through the winter, which is why an early-spring walk of a property is better timed than a fixed maintenance interval.

Getting a plan rather than a quote

  1. Establish which kind of pavement problem the property actually has before comparing any prices.
  2. Assess the whole site once, including what is underneath and where water goes.
  3. Zone the site by loading, so heavy-duty areas are not judged or rebuilt to a parking-stall standard.
  4. Correct drainage first, because it is the mechanism behind most of what else will be found.
  5. Rebuild the genuinely failed areas full depth, changing the specification where the loading justifies it.
  6. Seal the cracks that are candidates, before winter.
  7. Resurface where the surface is past treatment and the structure is sound.
  8. Restripe last, with the layout reviewed rather than traced.

What to require from any proposal

  • What has failed, and whether the base was assessed or only the surface.
  • What proportion of the area is structurally failed as distinct from surface-deteriorated.
  • What the drainage is doing, and whether the scope changes it.
  • Which areas are being taken out to full depth, and which are being treated only at the top.
  • Whether the specification changes in heavy-load areas or is replaced like for like.
  • How many phases, which areas close when, and how operations continue.
  • How accessible parking and pedestrian routes are maintained throughout.
  • Reopening criteria for each phase, stated separately for cars and for loaded vehicles.
  • Whether striping is included and whether the layout is reviewed or reproduced.
  • What the property looks like in five years under this scope, and under no scope at all.

Our employee lot is fine but the truck route is falling apart. Why?

Because they were probably built to the same specification and carry completely different loads. Turning under load applies shear as well as weight, and in summer heat at this elevation the softer surface deforms. The fix is rebuilding that zone to what it actually carries.

Should dock aprons and dumpster pads be concrete?

When should crack sealing be done?

Before winter. A crack sealed in late summer does not spend the freeze-thaw season being widened; the same crack sealed in spring has already had the winter and is wider than it was.

How long before trucks can use new pavement?

Longer than for cars, and it is temperature-dependent, so it should be stated by the contractor for your conditions. Reopening criteria adequate for passenger vehicles are not automatically adequate for loaded ones.

How do we compare bids that propose different work?

Settle the findings first with an assessment that states what has failed and why, then have every bid priced against the same conclusions. Otherwise you are comparing two diagnoses rather than two prices for one job.
